Mania Estate’s Complete Property Rental Guide

Would you like to sell your property in Cambodia? We discuss all the need-to-know facts and details in our comprehensive property seller’s guide.

The Basics

You will need to decide on a couple of things before scouting for the perfect rental property, which includes

– Which neighborhood is best for you
– Which estate agent will assist you to speed up the process
– Which type of property is best for your individual needs

Once you have the answers to the points listed above, you can proceed to start looking for the ideal rental. If you have found an estate agent to assist you with this process, be sure to ask them about the rentals they have listed and give them some information on your requirements. Keep in mind that you are also able to search and find rental properties on online platforms such as Mania Estate. Here’s a quick link to our listings.

On your search for the perfect place to call home, you’ll be able to choose between an unfurnished or a furnished property. Furnished rental properties usually have all the essentials, which means you won’t have to fork out a lump sum for kitting your digs. Unfurnished rental properties won’t have furniture, but most of them will have appliances such as stoves and washing machines.

There are a couple of property options when scouting rental properties in Cambodia

Compound
If you and your family are moving to Cambodia, this is probably the best option. A compound can be compared to an enclosed safety complex and can include duplexes or fourplexes. You can expect a single or double story building, and share recreational facilities with other inhabitants of the enclosed compound.

Apartment
Even though these are considered to be more suitable for young professionals, you can expect large living spaces and modern clean designs. Most apartment blocks will feature facilities such as a gym, communal swimming pool, and the like. The size of apartments can range anything from a one bedroom to a 5 bedroom apartment.

Villa
Also known in other parts of the world as garden flats, this type of property offers inhabitants a quiet and private living space that could include a garden and swimming pool. In most cases, you will be living close to the main house or your landlord.

Maintenance
You will be charged a maintenance fee on the property, which is usually included in the rent when renting an apartment. Other properties’ maintenance fees are charged separately on a monthly basis.

Deposits
As with any other rental, you are required to pay a deposit on the property you are going to rent which can amount to anything from a month to at least 3 months’ rent. This is paid back to you on vacating the premises, but a portion may be kept by the landlord should there be any serious damages.

Paying Rent
This is usually done monthly in advance. Failing to comply with your rental responsibilities may result in the issuing of a fine.
